With some of the most expensive and luxurious homes in Australia, the eastern suburbs of Sydney is where you’ll find an elite group of real estate and buyer’s agents hatching multi-million dollar deals for high-end clients.

And the COVID-19 pandemic saw demand of prestige property explode, with the jaw-dropping and sometimes eccentric antics of those buying and selling all caught on camera.

The television hit of 2021, Luxe Listings Sydney, is back for a second season and its stars – selling agents Gavin Rubinstein, Monika Tu, and D’Leanne Lewis, and buyer’s agent Simon Cohen – have been busier than ever.

Ms Tu, founder and director of the Black Diamondz Group, who joins the Luxe Listings Sydney cast for season two, deals with many international buyers, particularly from China, Hong Kong and Singapore.

“The attraction is of course the Harbour, great environment and a beautiful country to live in, but also the way in which the country has handled the pandemic – they see Australia has done a really good job,” Ms Lu said.

Ms Lewis, the principal of Laing + Simmons Double Bay, has also seen strong demand from returning Australian expats.

“It’s not just the Asian market, but you’ve got clients from the UK the US coming back – it’s a big market and they want big houses, they want to send their kids to school here and a lot of them told us ‘if we are in lockdown, we want to be locked down here [in Sydney]’,” Ms Lewis aid.

“They want to be home with their family, they want to take their kids to school, they want to be able to walk along the Harbour, and go to the parks – the freedom and the open spaces we have here in Sydney.”

Dealing with some of the most luxurious properties in Sydney, these agents are well versed in multi-million dollar deals and the sometimes eccentric clients that come with them.

When it comes to the top picks for suburbs, many these clients have their sights set on the eastern suburbs.

But Ms Tu said for the types of properties her clients are looking for, nothing under $20 million will cut it these days, and so instead, the Lower North Shore is offering more opportunities for high-flyers.

“Without $20 million to $30 million, you don’t really get much out there [in the east] anymore… there are some big price tags there,” she said.

“I just talked to somebody and she wants a waterfront in the eastern suburbs and she has $45 million and I said, ‘That’s nothing darling’, so she might have to come to the Lower North Shore with me.”

Ms Lewis said the key to working with high net worth clients is to listen to their needs.

“Budget isn’t the key to working with high-end clients, because it’s more about finding a property they like and in a good position,” she said.
