🏡 Auckland House Sales Hit New Highs

Auckland’s property market was in full swing in May, with 1,072 homes sold, up a whopping 27.3% on April and the highest May total since 2021.

According to Barfoot & Thompson Managing Director Peter Thompson, “May was an exceptional month… sales numbers for the third month in a row have set new post-2021 records.”

💰 Prices Holding Steady — A Sweet Spot for Buyers?

Despite the buyer activity, prices remain steady, offering excellent value compared to the past two to three years:

    • ▼ Down 2.2% from April

    • ▼ Down 8.2% from May 2024

🏘️ Listings Surge to 9-Year May High

Inventory remains strong, with:

  • 📥 1,855 new listings in May — a 9-year high for the month

  • 📦 6,083 homes available at month-end — double the number available in 2021


🏢 Affordable Apartment Boom Reshapes the Market

One of the biggest shifts? The surge in apartment-style homes, which are reshaping the market:

  • 📊 30% of homes sold in May were under $750,000

  • 🔄 That’s up from just 7% five years ago

These lower-priced properties are keeping median and average prices in check, while also improving access for first-home buyers.


💎 Luxury Market Stays Strong

High-end buyers are also staying active:

  • 💼 57 homes priced $2M+ sold year-to-date — the highest since the 2021/2022 peak

Beyond the city fringe, rural and lifestyle markets had their strongest month of 2025, with:
