Sleepyhead is planning to create a new settlement in the Waikato to manufacture beds, and house its workers.
Sleepyhead intends to move manufacturing from Auckland to Ohinewai, about 85 kilometres south, where it expects to create 1500 jobs.
The company plans to spend $1 billion, which will include affordable housing for its staff, aiming at an average asking price under $500,000.
Auckland is constricting its growth, the company says.
Waikato District Mayor Allan Sanson said earlier this year that Sleepyhead faced the problem that factory staff could not afford to pay $600,000 or $800,000 for a house in Auckland.
