PHOTO: Barfoot & Thompson, Ray White, Harcourts or Bayleys – which real estate brand genuinely dominates Auckland property sales in 2026?

Every major real estate company claims market leadership.

One points to sales volume. Another promotes its number of offices. Others highlight awards, auction success, premium listings or strength within particular Auckland suburbs.

But when the marketing slogans are stripped away and the available figures are compared, one company currently has the strongest evidence-backed claim to being Auckland’s number-one real estate agency.

The short answer: Barfoot & Thompson remains Auckland’s number one

Based on publicly available Auckland residential sales figures, branch reach and claimed market share, Barfoot & Thompson remains the dominant real estate agency in Auckland.

The company recorded:

  • 10,746 unconditional Auckland residential sales during the 12 months to August 2026
  • 787 Auckland residential sales during August 2026
  • More than $12.13 billion in Auckland residential property sold during that 12-month period
  • A claimed share of approximately one in every three Auckland residential sales
  • More than 1,800 salespeople across its wider network
  • More than 80 branches across Auckland, Northland, Waikato and the Bay of Plenty

The crucial figure is the 10,746 Auckland sales.

Unlike many real estate-company announcements, that is not a nationwide number or a cumulative total stretching back several decades. It represents unconditional Auckland residential sales completed by Barfoot & Thompson over a defined 12-month period.

That gives Barfoot & Thompson the strongest publicly supported case for the Auckland crown.

The comparison exposes an important problem: the four companies do not publish their results on the same basis.

Barfoot & Thompson releases detailed monthly Auckland sales reports. Its competitors tend to publicise nationwide market share, franchise achievements, individual-office results or cumulative sales figures.

That makes a completely independent, like-for-like ranking difficult without access to paid REINZ benchmarking data. REINZ says its benchmarking service can compare brand and office performance by territorial authority, sales count and market share, but those detailed results are not freely available to the public.

Why Barfoot & Thompson has the strongest claim

Barfoot & Thompson possesses an advantage none of its three major rivals can fully replicate: it operates as one connected, non-franchised Auckland-focused organisation.

Its agents can introduce buyers to listings held by other branches without the internal boundaries that can exist between separately owned franchise offices.

The company’s August 2026 Auckland report shows just how widely those sales were distributed:

  • North Shore: 1,854 sales over 12 months
  • South Auckland: 2,194
  • West Auckland: 1,810
  • Pakuranga and Howick: 1,203
  • Eastern Suburbs: 903
  • Rodney: 831
  • Central Auckland areas: more than 1,280 combined
  • Franklin and Manukau rural: 557

Those figures demonstrate genuine citywide reach rather than dominance concentrated within only one or two affluent suburbs.

Ray White: the most serious challenger

If Barfoot & Thompson is Auckland’s established heavyweight, Ray White is arguably its most dangerous challenger.

Ray White reported in 2026 that its New Zealand network had grown to 202 offices and was involved in approximately one in four residential sales nationwide.

The brand has formidable Auckland businesses operating in areas including:

  • Remuera
  • Ponsonby
  • Howick
  • Manukau
  • City Apartments
  • the North Shore
  • the eastern bays
  • central Auckland

Individual Ray White offices have also reported exceptional local market shares. Its bays network has previously claimed market shares of 55% in Mission Bay, 46% in St Heliers and 64% in Kohimarama, while its Beach Haven office has claimed a 45% share within its core area.

Ray White can therefore beat Barfoot & Thompson in individual suburbs and market segments.

However, Ray White’s latest public reporting does not provide a directly comparable figure showing its total Auckland residential sales during the same 12 months in which Barfoot completed 10,746 transactions.

Until that number is released, Ray White cannot conclusively take the overall Auckland crown.

Harcourts: powerful, but fragmented

Harcourts is one of New Zealand’s biggest and most recognised real estate brands, but measuring its total Auckland strength is complicated.

Unlike Barfoot & Thompson, Harcourts operates through independently owned franchise businesses. Its Auckland presence includes Cooper & Co and several other franchise groups operating across west, south, east and central Auckland.

Harcourts Cooper & Co is a major operation in its own right. As of March 2026, it reported:

  • More than 20 Auckland offices
  • More than 305 consultants
  • More than 23,000 properties sold since 1991
  • More than 30 years in the Auckland market

Its strongest footprint stretches across the North Shore, Rodney, north-west Auckland, Epsom and Auckland Central.

However, “23,000 properties sold since 1991” cannot be directly compared with Barfoot & Thompson’s 10,746 Auckland sales in a single year.

Harcourts may have enormous combined Auckland scale once every franchise is counted, but the brand does not currently publish one consolidated Auckland annual sales result that allows the public to make a clean comparison.

Bayleys: smaller in residential volume, enormous in property influence

Bayleys occupies a different position.

Its Auckland residential operation spans approximately 20 offices and 350 salespeople, while its wider Auckland business includes more than 500 sales and support staff across residential, commercial, industrial, rural, projects, business sales and property services.

Bayleys may not sell the greatest number of ordinary Auckland homes, but raw transaction count does not tell its entire story.

The company has considerable strength in:

  • Luxury residential property
  • Waterfront homes
  • Development sites
  • Apartment projects
  • Commercial and industrial property
  • Rural and lifestyle property
  • Hotels and tourism assets
  • Business sales

A company selling fewer but significantly more valuable properties could generate enormous turnover without leading the market by transaction numbers.

Bayleys therefore has a credible claim to being Auckland’s most diversified premium property business—but not, based on the available evidence, its largest residential agency by number of homes sold.

Does having the most offices make an agency number one?

Not necessarily.

Office numbers can be misleading because one company might operate several small storefronts, while another concentrates hundreds of agents inside fewer, much larger hubs.

The same problem applies to salesperson numbers. A large sales force does not automatically produce the highest sales volume, better service or stronger results for vendors.

A meaningful Auckland agency comparison should consider:

  1. Annual residential sales numbers
  2. Auckland-wide market share
  3. Total value of property sold
  4. Number and distribution of offices
  5. Number of active salespeople
  6. Auction clearance and unconditional sale rates
  7. Vendor satisfaction
  8. Average days on the market
  9. Sale price compared with appraisal
  10. Strength within the property’s particular suburb and price bracket

On those measures, a smaller local agency could still outperform a major brand for an individual homeowner.

The verdict

Number one for Auckland residential sales: Barfoot & Thompson

Barfoot & Thompson wins because it provides the clearest current Auckland sales evidence:

  • 10,746 Auckland residential sales in 12 months
  • $12.13 billion in Auckland residential sales
  • Approximately one-third of the Auckland market
  • Extensive coverage across virtually every part of the region

Strongest challenger: Ray White

Ray White has the national scale, Auckland offices and powerful individual businesses required to threaten Barfoot’s position. But it needs to publish a current, consolidated Auckland sales total before it can credibly claim overall first place.

Auckland’s major franchise force: Harcourts

Harcourts has significant depth, particularly through Cooper & Co and its other Auckland franchise groups. The absence of one consolidated Auckland annual result makes its precise ranking difficult to establish.

Premium and diversified property specialist: Bayleys

Bayleys remains hugely influential, particularly in luxury, commercial, industrial, rural and development property—but its publicly reported residential footprint is smaller than Barfoot’s.

The uncomfortable truth about “number one” claims

Real estate companies frequently describe themselves as number one, but that phrase means very little unless the measurement is disclosed.

Number one by what?

  • Sales volume?
  • Dollar value?
  • Listings?
  • Auctions?
  • Office size?
  • Customer satisfaction?
  • One suburb?
  • One month?
  • One franchise?
  • One price bracket?

Property sellers should always ask an agency to provide the actual evidence behind its claim.

For now, based on the most transparent and comparable figures available, Barfoot & Thompson remains Auckland’s number-one residential real estate agency by sales volume and overall citywide presence.

But Ray White, Harcourts and Bayleys each remain capable of being number one in a particular suburb, property category or market segment.
