NSW Fair Trading has launched an investigation into potential underquoting practices involving Tesolin and the Ray White Quakers Hill agency he leads.

⚖️ What is Underquoting?
Underquoting occurs when an agent advertises a property below its likely sale price to attract more interest — a practice that can mislead buyers and distort the market. In NSW, it’s a serious offence, carrying fines of up to $22,000.
Agents are legally required to provide a reasonable estimate of the selling price and ensure any advertised range doesn’t exceed a 10% difference from low to high.

Despite the allegations, a spokesperson for Ray White stood firmly behind Tesolin and the agency:
“We are proud of our transparency, professionalism and adherence to NSW Fair Trading requirements.”
They also clarified that while the corporate licensee had responded to a Fair Trading inquiry in March 2023, no penalties or regulatory actions have been taken against Josh Tesolin or the agency to date.
Bluestone Property Corporation director James Anderson added that market dynamics, especially during auctions, often push property prices beyond initial estimates — a factor that can easily complicate perceptions around underquoting.
